Property Inventory Reports
A Property Inventory Report provides a complete, itemised baseline record of a property’s interior condition, fixtures, fittings, and contents prior to the start of a tenancy. It establishes clear, documented evidence to help prevent disputes over deposits when a tenant moves out.

What Is Included in the Report
Detailed written descriptions of the condition and cleanliness of every room
High-resolution photographic evidence embedded throughout the document
Recording of fixtures, fittings, furniture, floor coverings, and decor
Inspection of visible keys, security locks, and safety devices

PRICING STRUCTURE
Studio / 1 Bedroom Property: £75
2 Bedroom Property: £85
3 Bedroom Property: £95
4 Bedroom Property: £110
5 Bedroom Property: £120

Additional Room Surcharges
Standard pricing includes hallways, stairs, kitchen, main living area, primary bathrooms, and bedrooms. Additional areas such as conservatories, dining rooms, extra bathrooms, gardens, garages, or basements incur a £10 charge per additional space.

Out of Hours Surcharge:
Bookings scheduled for Sundays or UK Bank Holidays carry an additional £40 fee.

POLICIES AND APPOINTMENT TERMS

  1. Property Access & Readiness
    The property must be fully prepared and accessible at the agreed appointment time. No tradespeople, cleaning staff, or personal belongings should be present during the inspection. If a clerk cannot safely or effectively complete the report due to ongoing works or obstruction, the appointment may be cancelled and a cancellation fee applied.
  2. Inspection Scope & Limitations
    Reports are purely visual assessments. Descriptions of items (such as pine, oak, chrome, or silver) refer strictly to visual appearance and colour, not material authenticity. Clerks do not provide valuations, structural assessments, or repair cost estimates. Locked spaces, lofts, and outbuildings without safe access will not be inspected.
  3. Appliance & Utility Testing
    Testing of electrical appliances, heating installations, boilers, and gas fittings is restricted strictly to visual checks or power indicator verification where safe and reachable. Full operational safety or efficiency testing is not conducted.
  4. Cancellations & Waiting Time
    Cancellations made on the same day as the scheduled inspection incur a 50% fee of the total booking cost.
    A waiting charge of £20 applies if a clerk is delayed by more than 15 minutes waiting for access or keys.
  5. Surcharges
    Appointments scheduled on Sundays or official UK Bank Holidays carry a £40 surcharge.
    Any applicable Low Emission Zone fees will be itemised and added to the invoice.
