- Information Only Disclaimer All inventory, check-in, check-out, and interim inspection reports supplied by Property Inventory and Inspection Services are compiled purely for descriptive and informational purposes.
Reports do not constitute:
A structural, architectural, or technical building survey
A safety certificate or compliance audit for gas, electrical, or plumbing installations
A valuation or formal appraisal of the property or its contents
- Visual Inspection Limitations Our inspections are strictly limited to a visual assessment of superficial condition, fixtures, fittings, and contents accessible on the day and time of the appointment.
Please note the following restrictions:
Hidden or Intentionally Concealed Damage: We accept no responsibility or liability for damage, defects, or dilapidation that have been intentionally hidden, covered up, obscured by heavy furniture, obscured by stored belongings, or otherwise disguised.
Inaccessible Areas: We do not inspect locked rooms, lofts, cellars, locked cupboards, or areas where safe access is blocked or restricted.
Circumstantial Limits: External weather conditions, poor light levels, or restricted viewing conditions on the day of the inspection may lead to items or defects being missed or not visible.
Heavy Lifting: Inventory clerks will not move or lift heavy items of furniture, personal belongings, or appliances.
- Limitation of Liability Property Inventory and Inspection Services accepts no liability whatsoever for any direct, indirect, special, incidental, or consequential loss or damage arising out of or in connection with the use of, or reliance upon, any report or information provided.
It remains the sole responsibility of the landlord, letting agent, or tenant to independently verify all property conditions, safety regulations, and functional operations.
- Testing of Appliances and Services Any testing of electrical appliances, light fittings, or gas equipment is strictly limited to checking whether switches or power indicators appear operational where safe and accessible. This does not guarantee the electrical or mechanical safety, efficiency, or full functionality of any device or system.
- Website Usage and Intellectual Property The content, text, layout, and visual elements on propertyinventoryandinspection.com are the intellectual property of Property Inventory and Inspection Services. You may not reproduce, modify, or redistribute any website content or generated reports without our express written permission.
- Governing Law These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes relating to these terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
